In this workshop you practice a short apartment rental conversation in Japanese. You will ask whether a one-month rental is possible, check whether the apartment is furnished, ask whether utilities are included, and ask the monthly price. The recorded lines give you the exact Japanese to use, and the exercises move from guided speaking to listening comprehension and then to recall with swapped roles.
Asking About the Rental
Start with a polite opening and your main request. The line «このアパートは一か月借りられますか。» means "Can I rent this apartment for one month?" and «すみません、このアパートは一か月借りられますか。» means "Excuse me, can I rent this apartment for one month?" The second version adds an attention-getter at the beginning, so it is useful when you approach a staff member. After the staff member answers, you can check the condition of the apartment. The line «家具付きですか。» means "Is it furnished?" This asks whether furniture is already provided. Keep your voice calm and let the question rise slightly at the end. In a real office or phone call, say the opening clearly, then pause so the other person can answer.
Checking Utilities and Price
Once you know the apartment is available, ask about extra costs. The line «光熱費は含まれていますか。» means "Are utilities included?" This checks whether electricity, water, and gas are part of the rent. Then ask the monthly amount with «一か月いくらですか。», which means "How much is it for one month?" You can combine these two checks in one turn, as in «光熱費は含まれていますか。一か月いくらですか。», which means "Are utilities included? How much is it for one month?" When you hear the answer, listen for two pieces of information: whether utilities are separate and the monthly price. The line «光熱費は別です。一か月八万円です。» means "Utilities are separate. It is 80,000 yen per month." If you need time to understand, repeat the price back as a question, but do not add new information that was not taught.
Understanding the Staff Reply
The staff reply in «はい、一か月から大丈夫です。家具付きですよ。» means "Yes, one month or longer is fine. It is furnished." This tells you that the rental period is acceptable and that furniture is provided. The reply in «光熱費は別です。一か月八万円です。» means "Utilities are separate. It is 80,000 yen per month." This tells you that utilities are not included and gives the monthly cost. Notice that the staff answer may cover more than one of your questions, so listen for both the rental condition and the cost. In the guided practice, you will ask the questions in order. In the comprehension task, you will choose the correct meaning of a reply. In the recall task, you will switch roles and say the staff lines yourself.
Listen once, then say the phrase yourself. Slow playback keeps the original pitch.

Guided Rental Questions
Imagine you are at a rental office and want to ask about a one-month apartment. You will play the customer. Read your lines aloud in order, then pause as if the staff member is answering.
Your task: Say the opening and request using «すみません、このアパートは一か月借りられますか。». Pause. Then ask about furniture using «家具付きですか。». Pause. Then ask about utilities and price using «光熱費は含まれていますか。一か月いくらですか。». Pause. After each pause, check that you said the full line clearly and did not skip any part.
Choose the Correct Staff Reply
You have asked about a one-month rental and furniture. Now listen to or read the staff reply and choose what it means. The reply is «はい、一か月から大丈夫です。家具付きですよ。».
Your task: Decide which statement matches «はい、一か月から大丈夫です。家具付きですよ。»: A) One month or longer is fine, and the apartment is furnished. B) Utilities are separate, and the price is 80,000 yen per month. C) The apartment is not available for one month. Say your choice aloud, then say the full meaning of the reply in English.
Recall with Swapped Roles
Now imagine you are the staff member at the rental office. A customer will ask you the questions, and you will give the replies. The order of the conversation stays the same: the customer asks first, then you answer.
Your task: The customer says «すみません、このアパートは一か月借りられますか。». Reply with «はい、一か月から大丈夫です。家具付きですよ。». The customer then says «光熱費は含まれていますか。一か月いくらですか。». Reply with «光熱費は別です。一か月八万円です。». Say both staff lines aloud in that order. After you finish, switch back to the customer role and say «すみません、このアパートは一か月借りられますか。» and «光熱費は含まれていますか。一か月いくらですか。» again.
Common questions
Do I need to understand every word in the staff reply?
No. Focus on the key information. In «はい、一か月から大丈夫です。家具付きですよ。», listen for the rental period and furniture. In «光熱費は別です。一か月八万円です。», listen for whether utilities are separate and the monthly price. You can check the full meaning after listening.
Can I practice alone if I am playing both roles?
Yes. You can read the customer lines aloud, pause, and then read the staff lines aloud. There is no automatic assessment, so use the success criteria and the answer checks to judge your own speaking and comprehension.
