How to Ask About Minimum Lease Duration in Japanese

Learn to ask 'What is the minimum lease period?' in Japanese, understand the key phrase 最短契約期間 (saitei keiyaku kikan), and practise polite questions for apartment hunting.

Includes practice questions and sample answers.

When you rent an apartment in Japan, one of the first practical questions is how short the lease can be. Many Japanese rental contracts run for two years, but some allow six months or one year, and short-term furnished flats may be even shorter. To ask this clearly, you need the noun phrase 最短契約期間 (saitei keiyaku kikan), meaning 'minimum contract period'. In this lesson you will learn to ask 'What is the minimum lease period?' politely, understand the answer, and ask whether the length is flexible. The focus is on polite spoken Japanese suitable for a rental office or landlord.

    By the end, you can…

    • ask 'What is the minimum lease period?' politely in Japanese.
    • understand and say common lease lengths such as six months, one year and two years.
    • ask whether the lease length is flexible or negotiable.

    Words you’ll actually use

Listen once. Try it slowly. Then say it without looking.

    最短契約期間はどのくらいですか。

What is the minimum lease period?

Saitei keiyaku kikan wa dono kurai desu ka.

A polite, standard question. Use it at a rental office or when emailing a landlord. どのくらい asks 'about how long'.

    最低でも六か月です。

It is at least six months.

    Saitei demo rokkagetsu desu.

A typical answer. 最低でも means 'at the very least'. 六か月 (rokkagetsu) is six months.

    一年契約です。

    It is a one-year contract.

    Ichinen keiyaku desu.

一年契約 (ichinen keiyaku) is a common lease length. Use this to state or confirm the standard term.

    二年契約が多いです。

    Two-year contracts are common.

    Ninen keiyaku ga ooi desu.

二年契約 (ninen keiyaku) is the typical Japanese rental term. が多いです means 'there are many' or 'is common'.

    契約期間は相談できますか。

Can we discuss the contract period?

Keiyaku kikan wa soudan dekimasu ka.

Use this to ask about flexibility. 相談できますか means 'can we consult/discuss?' It is softer than demanding a change.

Pronunciation guides are approximate. Slow playback keeps the original pitch.

    Make it make sense

    Useful pattern

The core pattern is 最短契約期間はどのくらいですか (Saitei keiyaku kikan wa dono kurai desu ka). Here 最短 (saitei) means 'shortest', 契約 (keiyaku) means 'contract', and 期間 (kikan) means 'period'. Together they form one noun phrase. You can replace どのくらい with 何か月 (nankagetsu, 'how many months') for a more precise question: 最短契約期間は何か月ですか (Saitei keiyaku kikan wa nankagetsu desu ka). To answer, use a number plus か月 (kagetsu) for months or 年 (nen) for years: 六か月 (rokkagetsu), 一年 (ichinen), 二年 (ninen).

    When to use it

Use these questions before signing, when viewing a property, or when replying to an online listing. If the agent says 二年契約が多いです (Ninen keiyaku ga ooi desu), you can ask 一年でもいいですか (Ichinen demo ii desu ka, 'Is one year also okay?'). For furnished short-term housing, ask 最短契約期間はどのくらいですか first, then confirm the move-out notice period with 退去予告は何日前ですか (Taikyo yokoku wa nannichi mae desu ka, 'How many days before must I give notice of moving out?').

    A conversation you could have

Listen to each line, then take one part and reply out loud.

    A

    すみません、最短契約期間はどのくらいですか。

Excuse me, what is the minimum lease period?Sumimasen, saitei keiyaku kikan wa dono kurai desu ka.
    B

    二年契約が多いですが、この部屋は一年から大丈夫です。

Two-year contracts are common, but for this room one year is fine.Ninen keiyaku ga ooi desu ga, kono heya wa ichinen kara daijoubu desu.
    A

    六か月でもいいですか。

Is six months also okay?Rokkagetsu demo ii desu ka.
    B

    六か月は難しいですが、相談できますよ。

Six months is difficult, but we can discuss it.Rokkagetsu wa muzukashii desu ga, soudan dekimasu yo.

A little context goes a long way

In Japanese rental conversations, direct questions are softened with すみません (sumimasen) or 恐れ入りますが (osoreirimasu ga) when speaking to staff. Asking 相談できますか (soudan dekimasu ka) is more natural than demanding a shorter term. Note that many Japanese leases include a renewal fee and a fixed term, so 'flexible' often means negotiable before signing, not during the contract.

    One thing to watch for

Using 最小契約期間 (saishou keiyaku kikan) for 'minimum lease period'.

Try this instead: The natural fixed phrase is 最短契約期間 (saitei keiyaku kikan). 最小 means 'smallest' in size or amount, while 最短 means 'shortest' in time or length. Say 最短契約期間はどのくらいですか, not 最小契約期間はどのくらいですか.

    Your turn

Try answering out loud before checking a possible answer.

1How do you ask 'What is the minimum lease period?' politely?

    Show a sample answer

    最短契約期間はどのくらいですか。

This uses the fixed phrase 最短契約期間 plus どのくらいですか. 契約期間はどのくらいですか is also understandable, but 最短 makes the 'minimum' meaning clear.

2The agent says 一年契約です。 What does this mean?

    Show a sample answer

    It is a one-year contract.

一年契約 (ichinen keiyaku) means a one-year contract. If you hear 二年契約 (ninen keiyaku), it means a two-year contract.

3How do you ask whether the contract period can be discussed?

    Show a sample answer

    契約期間は相談できますか。

相談できますか asks whether something can be discussed or negotiated. 契約期間を短くできますか (Keiyaku kikan o mijikaku dekimasu ka, 'Can you shorten the contract period?') is a more direct alternative.

    Take this with you

Memorise 最短契約期間はどのくらいですか as one polite chunk, and use 相談できますか to ask about flexibility before you sign.
