When you rent a home in Italy, the contract often has a minimum duration fixed by law or by the landlord. To ask this directly, use the question "Qual è la durata minima del contratto?" or the shorter "Qual è il periodo minimo?" This lesson teaches the key words durata, minimo, contratto, affitto, and the verb rinnovare, so you can ask about minimum lease length and understand whether the term can be extended or ended early. You will practice polite formal questions and learn how to react to answers such as "Sei mesi" or "Un anno".

    By the end, you can…

    • ask what the minimum lease duration is in Italian.
    • understand and respond to answers about lease length and renewal.

    Make it make sense

    Useful pattern

The core pattern is Qual è + noun + adjective. Qual è means "what is" and does not take an apostrophe in modern standard Italian. Examples: Qual è la durata minima? (What is the minimum duration?), Qual è il canone mensile? (What is the monthly rent?). To ask about a specific length, use È di + time expression: È di sei mesi (It is for six months), È di un anno (It is for one year). For flexibility, use Si può + infinitive: Si può rinnovare? (Can it be renewed?), Si può disdire? (Can it be cancelled?).

    When to use it

Use the full question Qual è la durata minima del contratto? in formal situations, such as speaking to an estate agent or landlord. Use Qual è il periodo minimo? with a friend or when the topic is already clear. If you want to sound polite, add Mi scusi before the question: Mi scusi, qual è la durata minima? In everyday speech, affitto is the common word for a rental, while contratto di locazione is the standard term you will see in written contracts. Both are understood everywhere.

    A conversation you could have

Listen to each line, then take one part and reply out loud.

A little context goes a long way

In Italy, rental contracts often have a legal minimum duration: common types include 4+4 years for many residential leases and 3+2 for agreed rent. However, short-term contracts for students or temporary workers can be 6 to 18 months. Always ask for the contract type (tipo di contratto) because it affects your rights and notice periods.

    One thing to watch for

Saying "Qual è la minima durata?" by putting the adjective before the noun, as in English word order.

Try this instead: In Italian, adjectives of quantity like minimo usually follow the noun: la durata minima. Say Qual è la durata minima del contratto? Not Qual è la minima durata del contratto? The latter is understandable but less natural in this context.

    Your turn

Try answering out loud before checking a possible answer.

1How do you ask "What is the minimum duration of the contract?" in Italian?

    Show a sample answer

Qual è la durata minima del contratto?

This is the standard formal question. You can also say Qual è il periodo minimo? in a more relaxed context.

2What does "Si può rinnovare?" mean?

    Show a sample answer

    Can it be renewed?

Si può + infinitive asks about possibility. Rinnovare means to renew. A valid alternative is È rinnovabile?

3If the landlord says "È di sei mesi", what does that mean?

    Show a sample answer

    It is for six months.

È di + time expression states the duration. Sei mesi means six months. You could also hear È di un anno for one year.

    Take this with you

Ask Qual è la durata minima del contratto? to learn the minimum lease length, then use Si può rinnovare? and Posso disdire prima? to check flexibility.
