Includes practice questions and sample answers.

When you rent a flat or a commercial space in a French-speaking area, the length of the lease matters as much as the rent. This lesson teaches you the exact question to ask about the minimum lease duration, how to understand the answer, and how to ask whether the length is flexible. You will use the noun bail (lease) and the adjective minimum, and you will practise a polite question form that works in France, Belgium, Switzerland and Quebec.

    By the end, you can…

    • ask 'What's the minimum lease?' in French.
    • understand and give a minimum lease duration in months or years.
    • ask whether the lease length is flexible.

    Words you’ll actually use

Listen once. Try it slowly. Then say it without looking.

    Checking available voices…

Quel est le bail minimum ?

    What's the minimum lease?

    kel ɛ lə baj mi.ni.mɔm

Neutral, standard question. Use it with an agent, a landlord or a letting website. In Quebec you may also hear 'Quel est le bail minimal ?'.

Quelle est la durée minimale du bail ?

What is the minimum duration of the lease?

    kɛl ɛ la dy.ʁe mi.ni.mal dy baj

More formal and precise. 'Durée' means duration or term. Common in written contracts and with agencies.

Le bail est de combien de mois ?

The lease is for how many months?

lə baj ɛ də kɔ̃.bjɛ̃ də mwa

Use this when you expect a number of months. Answer with 'Il est de douze mois' (It is twelve months).

    Est-ce qu'il y a un bail minimum ?

    Is there a minimum lease?

    ɛs k‿il ja œ̃ baj mi.ni.mɔm

Yes/no question with 'est-ce qu'il y a'. Useful when you are not sure a minimum exists.

Est-ce que la durée est flexible ?

    Is the duration flexible?

    ɛs kə la dy.ʁe ɛ flɛk.sibl

Asks about flexibility without naming a number. A common answer is 'Ça dépend' (It depends).

Pronunciation guides are approximate. Slow playback keeps the original pitch.

    Make it make sense

    Useful pattern

The core pattern is 'Quel est le bail minimum ?' or the fuller 'Quelle est la durée minimale du bail ?'. French uses 'quel' before a masculine noun (le bail) and 'quelle' before a feminine noun (la durée). The adjective agrees too: 'minimum' becomes 'minimale' with 'durée'. Compare: 'Quel est le loyer minimum ?' (What's the minimum rent?) and 'Quelle est la surface minimale ?' (What's the minimum floor area?). To answer, say 'Le bail est de douze mois' or simply 'Douze mois minimum'. Add 'environ' (about) if the figure is approximate: 'Environ six mois'.

    When to use it

Use the short question 'Quel est le bail minimum ?' in conversation, by phone or in an email to a landlord. Use 'Quelle est la durée minimale du bail ?' in writing, because it sounds more formal and matches contract language. If you want to check flexibility, ask 'Est-ce que la durée est flexible ?' or 'Est-ce qu'on peut faire plus court ?' (Can we do shorter?). In Belgium and Switzerland, 'bail' is standard for both housing and commercial leases. In Quebec, 'bail' is also the normal word, and 'minimal' is often preferred over 'minimum' as an adjective.

    A conversation you could have

Listen to each line, then take one part and reply out loud.

Non, mais on peut discuter du loyer.

No, but we can discuss the rent.nɔ̃, mɛ ɔ̃ pø dis.ky.te dy lwa.je

A little context goes a long way

In France, the standard unfurnished housing lease is three years for a private landlord and six years for a legal entity, while a furnished lease is often one year. Asking 'Quel est le bail minimum ?' is normal and not rude, but in a formal setting prefer 'Quelle est la durée minimale du bail ?'. In Quebec, lease terms and notice periods follow provincial rules, so confirm the exact length in the written bail.

    One thing to watch for

Saying 'Quel est le bail minimum ?' with 'Quelle' or using 'bail' as feminine: 'Quelle est la bail minimum ?'

Try this instead: 'Bail' is masculine, so use 'Quel est le bail minimum ?'. If you use the feminine noun 'durée', switch to 'Quelle est la durée minimale du bail ?'. The adjective also changes: 'minimum' with 'bail', 'minimale' with 'durée'.

    Your turn

Try answering out loud before checking a possible answer.

1How do you ask 'What's the minimum lease?' in a neutral, spoken way?

    Show a sample answer

Quel est le bail minimum ?

This uses the masculine noun 'bail' with 'quel' and the adjective 'minimum'. 'Quelle est la durée minimale du bail ?' is also correct but more formal.

2A landlord says 'Le bail est de vingt-quatre mois.' What does that mean?

    Show a sample answer

The lease is for twenty-four months.

'Est de' introduces the length. 'Vingt-quatre' means twenty-four. You could also hear 'deux ans' (two years), which is the same duration.

3How do you ask whether the lease length is flexible?

    Show a sample answer

Est-ce que la durée est flexible ?

This asks about flexibility directly. 'Est-ce qu'on peut faire plus court ?' is another natural option meaning 'Can we do shorter?'.

    Take this with you

Use 'Quel est le bail minimum ?' for everyday speech and 'Quelle est la durée minimale du bail ?' in writing, then ask 'Est-ce que la durée est flexible ?' to check your options.
